How much mortgage can I borrow?
The amount you can borrow will depend on your income, circumstances, credit history and deposit. We’ll work with you to understand your dreams and requirements and, where necessary, advise on improving your financial position.

How much mortgage deposit do I need?
Ordinarily for a residential mortgage you’ll need a deposit of at least 5%. Depending on the property and your circumstances, or for a buy-to-let mortgage, a larger sum may be required. We’re here to help and advise you.

When should I get a decision in principle?
Scouring the property websites? Ready to register your interest with some estate agents? Once you’re serious about looking for a property, it’s a good idea to secure a mortgage decision in principle (sometimes called an agreement in principle or AIP).

When should I apply for a mortgage?
Having an AIP in place will put you in a stronger position with sellers and agents. Once you’ve viewed properties, found your dream home and had an offer accepted you’ll need to make a full mortgage application.

Can I get a mortgage with a poor credit score? How can I get a self-employed mortgage? Can I get a mortgage as a foreign national?
Even if your circumstances aren’t straight forward our independent status means we have access to specialist lenders who can provide a range of options to help all kinds of people find their way onto the property ladder.

Will I need mortgage protection?
After you’ve appointed a solicitor, organised surveys and booked the removal van you’ll probably also want to arrange home insurance and mortgage protection to ensure your loved ones are financially secure. Ensuring your property is fully protected is often a condition of a mortgage offer – ask your adviser for details.
